MYRA DEBUTS MIXED-USE DEVELOPMENT ‘MYRA EMBUN’ ON PUTRAJAYA FRINGE

Myra, the residential property arm of Oriental Interest Bhd (OIB), has officially unveiled Myra Embun, a mixed-use development located in Jenderam, Dengkil. Situated on 5.08 acres of freehold land, the project stands as one of the initial mixed-use spaces in the area, combining serviced residences, commercial retail, and a boutique hotel to tap into spillover demand from the Putrajaya-Cyberjaya growth corridor.

The development features two residential towers containing a total of 594 serviced units split across two distinct phases. Layout styles range from 700 to 1,490 sq ft, offering two-bedroom, three-bedroom, and four-bedroom floor plans. Indicative pricing for the project starts at approximately RM250,000 for standard configurations.

According to Akil Hassan, Chief of People and Growth at Myra, “Today’s buyers are much more discerning about what they value in a home. Beyond location alone, buyers are placing greater emphasis on spacious layouts, accessibility, and well-planned environments that better support long-term family living.”

He noted that the focus on larger built-up spaces deliberately targets first-time homebuyers, young families, and upgraders seeking functional suburban options over smaller modern footprints. To establish a self-sustaining environment 5km from Putrajaya, the development incorporates everyday convenience hubs including retail outlets, food and beverage options, a supermarket, a boutique hotel, and dedicated EV charging stations. Community facilities include co-working spaces, community farming patches, an indoor playground, and a multipurpose hall.

The architectural planning relies heavily on the traditional tikar concept, which centers on traditional ideas of casual gathering. Hassan explained the philosophy behind the framework, “For generations, the tikar represented a place where people came together to share stories, meals, and everyday moments. We wanted to reinterpret that spirit within Myra Embun by crafting a modern tropical setting with landscaped communal spaces that encourage genuine interaction and a stronger sense of belonging.”

Positioned within the Putrajaya–Cyberjaya–Dengkil triangle, the site links directly to primary regional transit lines, including the MEX, PLUS, and Lingkaran Putrajaya highways. For added convenience, the project integrates same-level parking access on select residential floors, partial furnishing packages, and a centralized smart access card security system.
