KLIPPA SHOPPING CENTRE EXPANDS WITH DECATHLON FLAGSHIP AND SOCCER EXPERIENCE LAUNCH

Klippa Shopping Centre initiates next phase of development, contributing to their aim of being the heart and hub of the Batu Kawan township, located in Aspen Vision City

Klippa Shopping Centre announced further expansions with the commencement of the construction for Decathlon’s northern standalone Flagship and the introduction of the Soccer Experience @ Klippa Batu Kawan, Powered by IKEA, marking yet another milestone for the Ikano Centres meeting destination in North Malaysia.

In 2023, Ikano Centres announced the inclusion of their third Decathlon store into its portfolio following MyTOWN Shopping Centre and Toppen Shopping Centre. The ground-breaking ceremony, held two weeks ago, signified the commencement of construction for Decathlon’s 20,000 sq. ft. store at Klippa Shopping Centre, with Ikano Centres investing RM 20 million in its development. This outlet became Decathlon’s second store in the state of Penang and its inaugural venture on the mainland of North Malaysia.

Additionally, Klippa is introducing Soccer Experience @ Klippa Batu Kawan, Powered by IKEA, a community-driven initiative developed in collaboration with Soccer Experience. Like Decathlon, this project aims to promote a healthy lifestyle among North Malaysian communities and connect football enthusiasts of all ages. Covering approximately 170,000 sq. ft., the space features two pitches—an 11-aside open airfield and a 7-aside covered field—along with a clubhouse equipped with various facilities. Both Decathlon and Soccer Experience @ Klippa Batu Kawan, Powered by IKEA, align seamlessly with Ikano Centres’ strategy of creating family-friendly destinations focused on wellness.

The Klippa mixed-use development spans 51 acres, with a Total Gross Build Area (GBA) of 6.5 million square feet and a Total Gross Development Value (GDV) of RM3.5 billion. Future plans include expanding the shopping center by 800,000 square feet, augmenting the existing 660,000 square feet of retail space.

Anticipated to have an RM1 billion Gross Development Value, the retail component is expected to accommodate around 300 additional tenants, enhancing Klippa Shopping Centre’s role as a community hub. Furthermore, residential units are integral to Klippa’s master plan, with 4,000 to 4,500 units slated for development over 6 to 9 years. The mixed-use components’ Gross Development Value is estimated to be between RM2 to RM2.5 billion.
